The subject property appraisal report can be quite detailed. Some of the details include:


  • Maps, photographs and sketches.
  • Estimating how long it should take to sell the property.
  • Describing in what kind of area the property is located.
  • Comparing the subject property with similar properties in the area.
  • Explanation of how the appraiser determined the value of the property.
  • Assessing the real estate market in the place where the subject property is located.
  • Pointing out positive aspects affecting the market value of the subject property, like good access to the property or a view, etc.
  • Pointing out negative aspects affecting the market value of the subject property, like poor access to the property or next to an adverse property.
  • Size and condition of the property and other permanent fixtures and amenities, along with a description of any improvements that have been made and the materials used.
  • The appraisal reporting can be one of the three (3) types of appraisal reports, a full narrative appraisal report, a restricted narrative appraisal report or a form appraisal report.
